An empty property has no staff, usually no power and no network, and a problem that compounds quietly — the first unchallenged entry is what invites the second. What monitoring an unoccupied site actually involves, and the cheapest arrangement that works.

A vacant property is monitored differently from an occupied one because there is no legitimate activity to filter out. On a working site the hard problem is separating the intruder from the staff, the deliveries and the contractors. On an empty site almost any person or vehicle inside the boundary is worth a look, which makes the analytics rules simple and the alert volume low — often a handful of events a week. The difficulty moves elsewhere: there is no power, no network, nobody to let anyone in, and frequently nobody who visits often enough to notice a problem starting.

The cost of leaving that unaddressed is rarely the first incident. It is what the first incident leads to: an open access point that stays open, copper and fixtures stripped over successive visits, water damage from a cut pipe that runs for a week, and a building that becomes materially harder to insure. Early notice is worth far more on a vacant site than on a staffed one, because there is nobody else who is going to provide it.

The cheapest arrangement that actually works

For a genuinely empty site with no services, the low-cost configuration is a single self-contained solar unit placed where it covers the one or two ways a person can realistically get in, with detection limited to people and vehicles, and alerts going to somebody who will act on them. That is the whole thing. Most of the money wasted on vacant properties goes on coverage of the perimeter as a shape rather than the perimeter as a set of entrances.

Cameras give you early notice — days rather than weeks — and a dated, factual record of when occupation began. They do not resolve the situation, and the value of the early notice is almost entirely that the options available in week one are simpler, cheaper and less harmful to everyone involved than the options available in month three.

  • Occupation creates a legal process, not a security incident. Depending on the jurisdiction and how long someone has been present, removing them may require an eviction or ejectment action rather than a police call. Take legal advice on your jurisdiction before acting on the assumption it is trespass.
  • Do not send staff to confront anyone. No cost saving justifies putting a caretaker, an agent or a contractor into that situation. Where there is any question of a live encounter, the response is a call, not a visit.
  • Consider who else should be involved. Many cities operate outreach or homelessness response services that are the appropriate first contact and reach a better outcome than enforcement alone. Knowing that number in advance is worth as much as the camera.
  • Keep the record factual. A dated log of when access opened and when occupation began is what an insurer, a court or a service partner will actually need. It is not a case file to build against a person.
  • Fix the access point. Whatever a camera shows, an open building will be re-entered. The durable fix is securing the way in; monitoring tells you when that has failed again.

A self-storage site is a special case: not vacant, but unstaffed for most of the hours it is accessible. The site has legitimate customers arriving at odd hours, which removes the simplifying assumption that anyone present is a problem, and it has a physical layout — long drive aisles between roller doors — that gives poor sightlines and plenty of places to work unobserved.

  • Do not point cameras into open units. Customers are entitled to expect their contents are not being recorded when the door is up. Frame the aisle, not the interior.
